Handover

Now it's the Owner's responsibility, we choose to source our own electrician, blinds, tiler and brick fence layer.

Key Points:
- Inspect the quality of workmanship yourself
- Note that eletricity connections, services enablement, etc is Owner's responsibility
- Keep good relation with your Site Supervisor because he/she can be very helpful
- Test all applicances for function and working condition
- Check watertank, pumps and HWS for proper installation


















Practical completion

Key Points:
- Go over every inch of the house with a very fine comb, pick up all minor and major defects
- Check all accessories are in mint condition
- Note for any wet area
- Cross check all colour, dimension and brand of accessories against your Colour Selections.
- Cross check all items against the contract
- Test all doors to see if it open, close and lock properly
- Test toilet and shower for pressure and working condition
- Request for all gaps in wet area (bathroom, ensuite, kitchen) to fill with silicon generously







Plasterboarding

Key Points:
- Check that all roof installation has been installed as per contract
- Check for any damage plasterboards
- Tab on all wall ensuring that its properly nailed to the stud
- Moist plasterboard indicates plumbing or rain leaks





Wiring

Key Points:
- Check eletrical, data and phone lines against your electrical plan
- Take as much photos as possible, at this stage, because it will reference when you want to find stud or run extra cabling after you've moved in




Brickwork

Key Points:
- We didnt choose rendering, we will render it when the house is 10-15 years old.
- I asked for "Tony", he worked by himself and a master of bricklaying
- Bring the trademen lunch or cold drinks on a hot day, they will be more productive and careful.
- Perfectly leveled brick, you should be able to see a straight line from one corner of the house to the other







Roof completed

Key Points:
- If its raining, try to access the site to assess for any water leaking to the slab
- Inspect the roofing from all angles, ensuring you dont see any direct sunlight.
- Check for any crack roof tiles





Frame completed

Key Points:
- Check for any major cracks in frame
- Check joint, making sure sufficient nails are used. Every joint should have 2-3 nails.
- Check dimension against your floor plan, all windows, doors, ceiling heights, and plumbing.
- Note, report and follow with your Site Supervisor for any damages
